Tract #1: This nice home and approximately 4+/- acres is located at the intersection of Cleveland and Wood (the Drummond/Waukomis blacktop) at the southwest corner of Waukomis. Tract #2: This 155 +/- acres joins Tract #1 and is definitely one of the better farms in the area. Ideally situated right at the southwest corner of Waukomis, and having good blacktop frontage make this an unusually attractive investment opportunity as well. According to the FSA, there are 141.8 acres in cultivation with a 140.2 acre wheat base and 41 bushels per acre yield. Principal soil types are Pond Creek silt loams, Classes I and II and Grant silt loams Classes II and III. The balance of the land is in grass with a small pond.

Tract #3: 160 +/- acres located from Tract #1, 3 miles west on the Waukomis/Drummond blacktop, then four miles south. Principal soil types of the cultivated land are Grant silt loams, classes II and III. The balance of the land is in good grass pasture. Improvements include pasture fences, a water well, and a windmill.

Order of Auction: Tracts #1 and # 2 will be offered separately, then together. Tract #3 will be offered alone. Minerals: Will be offered after the auction of the surface.
Minerals in and to Tracts #1 and #2: 160 +/- acres of minerals and minerals rights in and to the NE/4 of 26-21-7. Seller’s 2005 royalty income was approximately $7,608.90. Production is from the Taylor #1-26. The operator is G.B.F Oil Co. LLC of Kingfisher.
Minerals in and to Tract #3: 160 +/- acres of minerals and mineral rights in and to the NW/4 of 16-20-7. There is currently no production.
Taxes: Will be prorated.
Possession: Will be given upon closing subject to the agricultural lease, which expires after harvest of the presently growing crop, or July 1, 2006, whichever is later.
Crop: Does not sell.
Terms: 10 % down the day of the auction with the balance due on delivery of merchantable title. Announcements made the day of the auction take precedence. |

Internet bidders will need to register with the auction company prior to the auction event. Wiggins Auctioneers require a bank letter of guarantee and the contact information for the registering bidders financial institution. Bank Letter of Guarantee can be faxed to our office at (580) 237-4915.
Specific requirements can be waived for individuals that are already established customers with Wiggins Auctioneers L.L.C., by contacting the auction company.
A 10% down payment will be required from any winning bidder, immediately following the auction event. These funds shall be wire transferred to Wiggins Auctioneers Trust Account at the Central National Bank and Trust Company in Enid, OK. Specific routing numbers and details will be given to the winning bidder immediately following the auction event. Buyer shall provide the balance of the full purchase price and Seller shall provide merchantable title to the Buyer at the time of closing, within approximately 30 days, according to the Terms and Conditions of the purchase contract.
