PRE AUCTION OFFERS: Seller will consider all pre-auction offers and this auction could be cancelled if a pre-auction offer is accepted.
SELLERS: Jeffrey and Pamela Perry
BIDDING METHOD: This property will be sold by the acre and the winning bid will be multiplied by the number of acres indicated in the tract you are bidding on.
* Tract number 1 is 80.5 acres m/l (bid amount multiplied by 80.5 acres)
* Tract number 2 is 65 acres m/l (bid amount multiplied by 65 acres)
* Tract number 3 is 35 acres m/l (bid amount multiplied by 35acres)
* Tract number 4 will be the entire farm and is 180.5 acres m/l (bid amount multiplied by 180.5 acres)
All bids are subject to seller confirmation. This auction has a low reserve to protect the sellers interest. The seller wants to sell this farm on sale day.
INCOME AND PAYMENTS: Seller will retain rental income for the 2009 crop lease, all CRP income will be divided according to FSA rules and current CRP contract.
EARNEST DEPOSIT: 10% will be due and non-refundable from the buyer upon becoming the successful bidder at this auction event. The remainder will be due upon closing August 11, 2009 or before.
LEGAL DESCRIPTION: W ½ SE ¼ and E ½ SW ¼ and 10 acres off the south side SE ¼ NW ¼ and 10 acres off the south side SW ¼ NE 1/4 , all in Section 35, T3S, R9E of 3rd P.M., White County, Illinois, containing 180.5 acres, more or less.
PURCHASE AGREEMENT: The successful buyer(s) will enter into a purchase agreement with the sellers the day of the auction event.
AGENCY: Whitetail Trophy Properties is a real estate brokerage licensed in Illinois and represents the seller. Mark Doerner is the agent of the seller and a licensed real estate salesperson in Illinois. Jason Smith will conduct the sale as the Auctioneer and is a licensed real estate salesperson in Illinois.
FINANCING: Your bidding is not contingent upon financing, all bids must be cash bids. All financing must be arranged prior to the auction event.
TAXES: All taxes will be prorated to the date of closing.
SURVEY: The farm will be divided using description of the parcels. All acreage numbers stated are more or less. The seller does not intend to have a survey completed. All lines drawn on graphics are approximate.
MINERAL RIGHTS: All mineral rights will transfer to the buyer.
POSSESSION: Possession is subject to tenants rights. Buyers will have landlords possession until March 1 2010. All buyers will have full hunting rights on any tract purchased.
EASEMENTS: Subject to all easements, covenants, and restrictions in place.
