Property is located near Pisgah and Moorhead, IA; 1 hour from Omaha, NE; 1 hour from Sioux City, IA; and 1 hour from Sioux Falls, SD.
57 acres tillable provides a good yearly income; seller is willing to rent back the tillable acreage.
12 acres of CRP provides an income of $1421/year.
A current hunting lease on the cropland and food plots provides additional income. This lease can be terminated by the buyer if they choose to hunt the property.
Established food plots and fruit trees surrounded by timber with great stand sites.
Thick brushy cedar hillsides make for great secure bedding areas.
Everything is surrounded by timber. Managed mature timber Timber Stand Improvement will be complete this year.
Elevation changes of 200 feet throughout the farm.
Turn-key, ready to hunt, proven farm with huge whitetails and superb genetics in the area.
Extremely secluded, easy road access on the southeast; property sits in the middle of the section with a gated entrance.
Internal road provides access to any part of the farm for hunting and management activities.
This farm is located in one of the highest Boone& Crockett producing areas of Iowa. It has a great mix of farmland, food plots, ponds, and secure cover that grows and holds mature deer. Bordered by CRP and timber. With the exception of the property to the south, this farm has all the food! The owner has paid careful attention to every detail in providing everything a whitetail hunter would want, especially a STRICT RULE that anything less than 3 1/2 years old walks. This is a phenomenal farm with serious whitetail hunting. The aerial and trail cam photos provide detail on the terrain and deer herd. With twists and turns, ridges and valleys everywhere you look, it's not hard to see why this farm is producing such incredible deer!
This is what a managed whitetail paradise should look like; true Boone & Crockett class bucks everywhere.
The Loess Hills: Loess is a unique soil type. It was formed when glaciers crushed rock to a powder-fine consistency. Often referred to as “glacial flower”, Loess has a very high calcium carbonate content, a key mineral found in the antlers of bovids. This is the result of the limestone and sandstone that was crushed by the glaciers. This soil can contain up to 45% calcium and reach depths of 20 feet in areas.
Agricultural Profile:
57 acres tillable land provides a good yearly income; seller is willing to rent back the tillable acreage. 12 acres of CRP provides an income of $1421 per year. 103 acres of timber; a portion of the mature timber could be harvested for income and to open the forest canopy for additional food plots. This property certainly offers a unique value proposition for the new owner.
Hunting Profile:
This farm is located in one of the highest Boone & Crockett producing areas of Iowa. It has a great mix of farmland, food plots, ponds, and secure cover that grows and holds mature deer. With twists and turns, ridges and valleys everywhere you look, it’s not hard to see why this farm is producing incredible deer! A strict landowner QDM program has been enforced for many years.
Investment Profile:
Over time, the buying and selling of land has created more wealth in this country than any other form of trade, including stocks, bonds and commodities. Do you want more from an investment than a piece of paper? This is one you can touch, manage and enjoy for a lifetime. With the deer hunting opportunities found here, this property offers great lease income potential for the investor buyer.
