The Harrison and Monona County areas are well known for their production of world class whitetail with many entries in the Boone and Crockett record books. This is a great property in the Loess Hills that offers something for everybody. These type of tracts are not offered very often. Close to Omaha, Nebraska and Sioux City, Iowa which are both good employment centers. It would make an excellent income farm with premier hunting opportunities. If you like big bucks and dream of managing deer on your own farm this one is your kind. This property offers mature timber mixed with thick underbrush, open areas, and a spring. The property will include a professionally planted food plot, elevated Banks Outdoors blinds, brand-new Lone Wolf stands and BossBuck feeder complete with a supply of BB2 by Big N J Industries.
A CRP contract has been in place for 20 years and is in its first year of another 10 year contract. It covers 75 acres of the farm and pays $9060 per year and leaves plenty of area for additional food plots or pasture. I hunted this farm extensively last season and found it very easy to access and hunt in all wind conditions. The terrain on the farm includes a high saddle. If you have ever hunted a saddle, you know just how productive they are. Deer pass through this location at nearly all times of the day, but it's extremely productive during the rut. The deer never failed to put on a great show for us here. The action was constant.
Half of the CRP was burned this year to control the invasives.

The Loess Hills: Loess is a unique soil type. It was formed when glaciers crushed rock to a powder-fine consistency. Often referred to as “glacial flower”, Loess has a very high calcium carbonate content, a key mineral found in the antlers of bovids. This is the result of the limestone and sandstone that was crushed by the glaciers. This soil can contain up to 45% calcium and reach depths of 20 feet in areas. Agricultural Profile: A Conservation Reserve Program contract has been in place for 20 years on this property. Another 10 year contract was recently inked. LOCATION: Section 20 Township 80N Range 43W Harrison County Iowa
BIDDING METHOD: This property will be offered in 2 tracts and as a combination of Tracts 1 and 2. Bids will be dollars per acre and multiplied times the number of acres you are bidding on to arrive at the final purchase price.
Tract 1 is 100 acres m/l
Tract 2 is 80 acres m/l
Combination Bid Tracts 1 and 2 will be combined and offered as a whole property of 180 acres m/l. The seller will accept whichever method results in the highest net to the seller. When making a combination bid keep in mind that it must be higher than the total of the 2 parcels individually.
EARNEST DEPOSIT: 10% will be due and non-refundable from the buyer upon becoming the successful bidder at this auction event. The remainder will be due upon closing October 30, 2009 or before.
CLOSING: Closing will be held on October 30th or before.
PURCHASE AGREEMENT: The successful buyer(s) will enter into a purchase agreement with the sellers the day of the auction event.
